Getting Started
How do I get started building a Navigate home?
Start by establishing your budget and speaking with a mortgage lender about pre-approval. From there, explore Navigate neighborhoods, available homesites and floor plans to identify what best fits your needs.
The next step is a meeting with the Navigate team to discuss your preferred neighborhood, home style, floor plan, available options, pricing and anticipated construction timeline.
If you are already working with a REALTOR®, your agent should join you for your meeting with Navigate.
Can I explore floor plans and pricing before meeting with Navigate?
Yes. You can browse our floor plans online, and several of our pre-priced plans can be customized through the Navigate Online Home Builder.
The Online Home Builder allows you to explore available options and see how those selections affect the home’s pricing before sitting down with our team.
Contract & Construction
When and how do I pay for my Navigate home?
After a floor plan and homesite have been identified, Navigate will calculate the total cost of the project. At that point, the buyer signs a purchase agreement and provides a deposit equal to 10% of the total purchase price.
Navigate maintains ownership of the property and home during construction. The buyer closes on the home when construction is complete.
At closing, the deposit is credited toward the purchase price and the remaining funds are provided through the buyer’s mortgage and/or funds due at closing.
How are changes handled after the purchase agreement is signed?
If you decide to change an item after the purchase agreement has been signed, the Navigate team will document the requested change and any difference in price through a written change order.
The change order is reviewed and signed so the updated scope and cost are clear before the change is made.
After Closing
Does my new Navigate home include a warranty?
Yes. Navigate Homes provides new homeowners with a one-year warranty covering materials and workmanship.
During the first year, homeowners may submit an itemized list of applicable concerns. Navigate then coordinates with the appropriate team members or subcontractors to address covered items.
How should I care for the lawn at my new home?
A new lawn requires additional care during its first season while the root system becomes established. New sod should be watered consistently and mowing should begin as appropriate once the lawn is established.
Navigate also recommends maintaining a regular fertilizer and weed-control program. Many homeowners choose to work with a professional lawn-care company during the first year.
